Lobby & EOT

PMG was engaged by Property Bank Australia to refurbish the lobby and end of trip facilities of their C-grade building to continue to attract high-calibre tenants looking for a building with a modern look, leading facilities and welcoming feel. PBA looked to seize an opportunity in lease turnovers to enhance the entire front entrance and reception area whilst introducing a brand new bike zone and the latest bathroom facilities. The front entrance called for some creative space optimising solutions with the new facilities to be orchestrated within the existing car park.

Lobby Outcome
To modernise the lobby area the team successfully optimised the space, increasing the lobby footprint trough some creative design solutions. New glass frontage, flooring and the inclusion of black subway wall tiles presented a new, sleek and fresh lobby inspiring with a real wow factor. New banquette seating, feature pendants, colourful artwork and a welcoming reception area completed the space.

End-of-Trip Outcomes
Premium EOT (end of trip) facilities incorporated a state-of-the-art bike zone with bike racks and a service station. Brand new impressive M/F showers, lockers and change areas were built which included every necessity down to the finest details of an integrated ironing board and hair drying facilities. To truly activate the existing car park bold colourful signage was incorporated with bright teal walls, leaving a striking premium impression.

The building has been completely modernised. Prospective tenants who had previously walked away from the space have now returned with open minds. PBA are ecstatic with the end result and its impact on conversations with incoming tenants. Creative cost saving solutions were implemented wherever possible to allow for key design details essential to  delivering the optimal solution.

The onsite team faced a numerous of compliance issues which were seamlessly resolved with an increased footprint to the non-compliant accessible toilet, with a shower also added to meet current BCA standards. An additional ram was also built to access the lobby from the carpark.
