Elanor Investors Group partnered with PMG to deliver a full-floor speculative suite strategy tailored to Sydney’s competitive leasing market. The goal was to create three distinct suites with broad tenant appeal and built-in flexibility, while maintaining strong design standards and hitting a fast-moving timeline.
Each suite was designed with a neutral base palette, elevated through textural detail, feature kitchens, and subtle layout variations to suit different business types.
Flexible by Design
- Each suite features a unique layout designed to appeal to a wide range of tenant profiles
- Kitchens were treated as focal points within the suites, combining visual impact with practical use
- Custom flat-pack dividing screens were prototyped in collaboration with our joiners, allowing future tenants to easily adapt or reconfigure their layout without structural changes
- Kitchen ceilings were developed in partnership with Autex, creating a new prototype solution that integrates seamlessly into the existing ceiling grid
Fast-Tracked Delivery, No Compromises
The entire floor was completed within a tight seven-week programme, requiring precise coordination across trades and suppliers. The PMG team worked closely with Elanor and consultants to keep the program on track while maintaining design integrity and avoiding disruption.

The design approach focused on lifting a neutral base with depth and texture, rather than relying on bold statements or colour. Attention to lighting, surface detail, and spatial rhythm ensured that each suite feels refined, contemporary, and leasing-ready.

This speculative suite strategy reflects exactly what Sydney tenants are looking for: spaces that are ready to occupy, simple to adapt, and confidently designed. The project was delivered on time, within a compressed schedule, and with strong feedback from client and agents.
