PROJECT OVERVIEW
Sydney’s Most Prestigious Speculative Address
Dexus engaged PMG to design and deliver their most premium speculative suite to date; a flagship offering in Gateway Tower at Circular Quay, priced at over $2,500 per square metre and sitting at the top of their leasing portfolio. The brief centred on three clear ambitions: attract corporate and finance tenants, multinationals, tier-one law firms, banking institutions, and publicly listed companies seeking a prestige Sydney address; create an elevated, timeless interior that commands the market; and above all, let the view do the talking.
The floor plate offers uninterrupted sightlines across Sydney Harbour Bridge and the Opera House. Every design decision was made in service of that vista, with the suite conceived as a refined frame rather than a distraction. The result is a workplace that earns its price point through complementary design.
DESIGN SOLUTION
A Clear Line of Sight, From Entry to Harbour
The design draws the eye immediately toward the harbour. A considered site line runs the full length of the suite, unobstructed from entry to glass, ensuring the Bridge and Opera House remain the defining feature of any occupant’s experience. Bespoke tiled flooring anchors the journey: tumbled cobblestones in traffic areas transition into 1200×600 format tiles, creating movement and quiet elegance underfoot without drawing attention away from what lies beyond the window.
Overhead, a recessed ceiling detail mirrors the shape of both the tiled floor and the breakout island below, with inlaid LEDs and custom machined perforation lending a considered rhythm to the space. The joinery in the kitchen and utilities zones introduces fluted base trims, curved profiles, and inlaid LEDs; details that elevate without overwhelming. The breakout island features a double benchtop with powder-coated drum bases, high skirtings, and book-matched quartzite countertops and splashbacks sourced in collaboration with the project team to keep premium finishes within budget.
FLEXIBILITY BY DESIGN
Speculative suites succeed when they anticipate rather than prescribe. The fully adaptable business lounge and hot desk area was designed from the outset to be removed should a future tenant require additional workstations or executive office configuration, ensuring the suite accommodates a range of occupier briefs without compromise. Harrows NZ chairs in the waiting area and Sabia task chairs at AWM workstations reflect the calibre of specification throughout.
Earp Bros floor tiles ground the material palette with substance and durability, complementing the quartzite and joinery finishes across the floor plate. Every threshold, edge, and corner alignment was managed through precise joinery templating, delivering seamless transitions between the varied floor finishes and ensuring the final product reads as considered rather than assembled.
DELIVERY
Precision Execution in an A-Grade Environment
Working within one of Sydney’s most security-conscious commercial buildings required both technical rigour and relationship management. PMG developed a trusted working relationship with Gateway Tower’s security and building management teams early, a foundation that smoothed coordination across all stages. Collaborating with incumbent trades and consultants through the peer review process, the team delivered service designs that met project requirements while satisfying building standards without compromise.
The multiple coffered and perforated ceiling features demanded careful sequencing across all service trades to ensure the architectural elements remained the focal point rather than a backdrop to exposed services. Simultaneous installation of column cladding and glazing channels gave the joiner accurate measurements to inlay channels flush with the column face, reading as a single seamless piece. Construction was completed two weeks ahead of programme.
THE RESULT
A Leasing Asset That Speaks for Itself
Dexus received a suite that justifies its position as the most expensive speculative offering in their portfolio. The client described the final product as “incredible” and noted it was a “pleasure” working with the PMG team; a reflection of a delivery process characterised by transparency, proactive problem-solving, and shared investment in the outcome. The project team’s ability to work collaboratively with Dexus on cost planning enabled further elevations, including the quartzite worktops, to be delivered within the original budget.
Gateway Tower now has a speculative suite capable of attracting the tenants it was designed for: organisations that expect the best and will recognise it when they see it. When the brief is to not distract from Sydney Harbour Bridge and the Opera House, the highest compliment is a space that makes you stop and look at the view.
