Repositioned for Performance: Smart Reuse, Fast Results
PMG partnered with Goodman to transform an existing 2,187 sqm tenancy into a high-impact speculative suite. The brief was clear: reuse where possible, upgrade what matters, and deliver a space that looks and feels market-ready from day one.
We focused on strong first impressions, compliance upgrades, and strategic interventions that enhanced leasing appeal while keeping sustainability front and centre.
Balancing Leasing Outcomes with Sustainability
- Retained approximately 75% of the existing fit-out, reducing waste and construction time
- Upgraded the accessible WC to meet current compliance standards
- Reworked reception with custom joinery and a bold sculptural light fitting
- Activated the bridge between buildings with a coffee bar and breakout hub
- Reconfigured workstation zones to improve flow and reduce visual density
- Introduced coloured glazing film for added interest, which can easily be removed to suit tenant preferences
- Staged works strategically to maintain program, despite delays in power handover from the outgoing tenant
Environmental Value, Delivered Without Compromise
Working with what was already there meant fewer materials, lower embodied carbon, and less disruption. The result is a sustainable, cost-effective delivery that still achieves the high-quality presentation needed to attract tenants quickly.
Design Highlight
A bold-patterned entry using Shaw Contract’s Josef carpet tile provides a strong visual cue from the moment you enter. Combined with curated lighting and subtle upgrades throughout, the suite feels refreshed without feeling overbuilt.
The Result
Delivered on time and aligned with tenant expectations, the suite is now fully prepared for re-leasing. Goodman was pleased with the outcome, recognising the value of a low-waste, high-impact speculative strategy that speaks directly to the needs of today’s market.
