Four Unique Suites, Strategic Leasing Success

Ashe Morgan partnered with PMG to deliver their first independent spec suite project since acquiring full ownership of 321 Kent Street from Dexus. The brief was clear: transform a vacant multi-floor tenancy into four distinctive spec suites that would showcase the building’s potential and drive their ongoing development strategy.

Each suite required extensive make-good work to refresh the space from the previous tenant, creating an opportunity to design four unique environments that celebrate individual views and characteristics whilst working cohesively as a showcase floor.

DESIGN INNOVATION WITH LEASING IN MIND

Maximising Appeal Through Strategic Design

We partnered closely with the leasing team to create layouts that maximise visibility from the lift and introduce standout features that distinguish each suite:

  • Suite A features beautiful tiled floors, exposed ceilings, and a hero boardroom with stunning views over Sydney Harbour
  • Suite B embraces a courageous finished palette featuring rose gold ceiling tiles and fixtures
  • Suite C delivers a more masculine energy with darker tones, polished concrete, and exposed ceilings
  • Suite D offers a light and bright atmosphere with large sections of glass celebrating the suite’s beautiful views, creating a warm and elegant environment

Each suite was styled to feel unique yet cohesive across the floor, ensuring broad tenant appeal whilst maintaining design integrity.

PREMIUM TOUCHES WITHIN BUDGET

Smart Solutions, Quality Results

The project demonstrated how thoughtful specification and strategic reuse can deliver premium outcomes:

  • Boardrooms feature perforated plasterboard ceilings for enhanced acoustics
  • Cushion-backed Milliken carpet tiles were incorporated within budget – a rare inclusion for spec suites
  • Existing joinery was smartly reused to maintain quality standards whilst reducing costs
  • Bespoke metal ceilings were developed as signature design features

All suites were completed ahead of schedule, with key trades delivering exceptional detail throughout.

The client’s response exceeded all expectations. Ashe Morgan expressed that we had “smashed it” and couldn’t believe the value delivered from the suites, feeling they should have cost significantly more than they did.
