PROJECT OVERVIEW

Charter Hall engaged PMG to refurbish a 1,206 sqm floor at 449 Punt Road for their incoming tenant, Edgewise Insurance Brokers. The tenant was consolidating three office locations into a single space on Level 4, keeping the move a surprise for their team. With an 8-week construction timeline – including a 2-week Christmas shutdown, the project demanded a streamlined approach and confident, fast-paced decision-making to stay on track.

DESIGN SOLUTIONS

• The design focused on creating a warm, welcoming environment that combined everyday functionality with a calm, professional atmosphere. The client wanted character and colour, but something that complimented their orange logo, they were conscious of avoiding clashing tones. In response, we selected soft, tonal contrasts – a palette that felt calm and refined while still sitting comfortably alongside the brand identity.
• To enhance the sense of openness, exposed ceilings were introduced, adding height and volume across the space. The panoramic views over the MCG, the Yarra, Cremorne’s red-brick rooftops, and the city skyline were treated as a key design feature, with interior finishes chosen to subtly reflect the local landscape.
• A circular economy mindset guided the approach, with a focus on reusing existing elements wherever possible and layering in purposeful upgrades. Works included fresh paint, new carpet, replacement ceiling tiles, a full LED lighting upgrade, and the addition of a new reception, kitchen and breakout area, boardroom, sit-to-stand workstations, and collaborative zones. The bathrooms were fully refurbished and upgraded for DDA compliance, while the terrace was transformed by uncovering and restoring the original pavers, repainting the parapet and ceilings, and installing a new outdoor entertainer’s BBQ. Additional improvements included new EOT lockers and loose furniture for the ground floor lobby.

THE RESULT

The project delivered a modern, high-performing workplace that supports Edgewise Insurance Brokers consolidation while enhancing the asset’s long-term appeal. It stands as a clear reflection of Charter Hall and PMG’s shared commitment to delivering thoughtful, future-ready spaces through strong partnership.
