Timeless Design Within Smart Constraints
Keppel engaged PMG to deliver a spec suite and lobby design that would stand the test of time. The brief was clear: create a very open and welcoming front of house that maximises views and natural light, reuse existing built form where possible to meet budget, and maximise flow in the layout whilst providing future flexibility.
STRATEGIC DESIGN THAT DELIVERS
Warmth, Openness, and Market Appeal
We developed a warm, neutral yet striking palette that feels timeless and creates a strong “wow” factor in the market. A bespoke front of house design with feature screening creates an open arrival experience that captures natural light and external views, whilst still providing sufficient privacy from work zones.
Strategic positioning of the boardroom offset from the perimeter glazing, combined with retention of existing meeting rooms, allowed us to reuse them as front of house meeting spaces in combination with the new boardroom. The boardroom features glazing on both sides, allowing natural light and views to flow through into the front of house area.
The lobby design takes inspiration from the fitout and flows seamlessly into the tenancy, whilst maintaining strong references and connections to the base building lobby design.
SMART REUSE, SEAMLESS INTEGRATION
Maximising Budget Through Thoughtful Planning
We successfully reused some existing meeting rooms, all workstations, and existing banquette seating in the breakout area, blending them seamlessly with new refurbishment elements. The banquette received new upholstery to integrate with the fresh design palette.
We increased the size of the breakout space to better suit the tenancy, introducing a variety of seating arrangements to create a versatile space that can also function as a town hall. The result is a space that feels entirely new, despite the strategic retention of quality existing elements.

From Tender Win to Trusted Partner
The project’s success extended beyond delivery. Our design approach and strategic solutions not only won the initial tender but established PMG as a trusted partner. As a result of this collaboration, Keppel awarded us additional levels to work on at 160 Ann Street.
The spec suite and lobby demonstrate how timeless design, strategic reuse, and thoughtful planning can deliver market leading outcomes within budget parameters. Open, light filled, versatile, and striking; this is design that wins work and builds partnerships.
