PROJECT OVERVIEW
When you put your trust in PMG, success follows. At Goodman’s 12 Talavera Road, three PMG-designed and delivered suites were leased within a week of handover, with the fourth leased shortly after.
Partnering with a long-term client, Goodman, we introduced a fresh suite of speculative designs – replacing the previous bronze, silver, and gold schemes. The new layouts, Waves, Botanix, Modernist, and Urban Edge – were curated to stand out, reflect current trends, and deliver functional workspaces with a key 1:10 ratio.
DESIGN APPROACH
Each spec suite was designed to meet evolving tenant expectations and drive strong leasing appeal:
Waves (Tenancy B):
Embracing soft, flowing curves and ocean-inspired textures, Waves evokes calm and relaxation with a palette reminiscent of sand, stone, and sky.
Botanix (Tenancy C):
Botanix draws inspiration from natural landscapes, offering a peaceful ambiance with warm timbers, greenery, soft surfaces, and organic pathways. A custom fire hydrant was seamlessly integrated late in the process to meet egress requirements, without disrupting the leased floor plan.
Modernist (Tenancy D):
Defined by clean lines and an uncluttered layout, Modernist balances warm tones and rich timber textures to create a functional yet inviting environment.
Urban (Tenancy E):
Urban channels a refined industrial aesthetic with raw materials, bold contrasts, and a structured grid layout softened by thoughtful detailing.
RESULTS
With one tenancy leased off-plan, the project required an expedited program and staggered handovers – challenges PMG managed seamlessly. Despite the complexity, the full project was delivered 1.5 weeks ahead of schedule. With all four tenancies now leased, it reinforces PMG’s ability to design for lease and deliver beyond expectations – solidifying our role as a trusted long-term partner.
