PROJECT OVERVIEW

We were proud to continue our partnership with Growthpoint on transforming a tenancy into two high-quality speculative suites in Melbourne’s eastern suburbs. The objective was to create fresh, move-in-ready spaces that would attract tenants quickly, without undertaking a full fit-out.

The approach centered on adaptive reuse: retaining and repurposing existing built elements while focusing effort on high-impact, tenant-facing areas such as reception, boardrooms, meeting rooms, and breakout zones.

PMG also worked closely with leasing agents Lemon Baxter to support tenant interest, offering walkthroughs, sample reviews, and presentations to bring the vision to life.

DESIGN SOLUTIONS

The design strategy focused on maximising existing conditions while delivering a standout visual identity for each suite:

  • Retained much of the original ceiling, carpet, and partitioned offices, with carefully planned demolition to improve flow, accommodate new spatial elements, and minimise waste.
  • Collaborated with tenant and landlord to tailor the space to specific needs, including brand integration, signage, modifications for the tenant’s I.T. team, and construction of a new server room to meet global technical standards.
  • Installed curved aluminium pressed ceiling tiles, supplied by SAS International Australia, over exposed ceilings, adding a distinct architectural feature that elevated the overall aesthetic.
  • Created painted graphics in the waiting area that echo the soft curves throughout the interior, providing visual cohesion and softening the existing built form.
  • Fitted the kitchen and breakout areas with custom joinery and refined finishes, balancing practicality with a strong design presence to create warm, welcoming communal zones.
  • Integrated planting throughout the suites by Frenchams, adding natural texture, vibrancy, and a calming atmosphere.
  • Sourced furniture from ICF (Infinity Commercial Furniture), with reused pieces carefully matched to maintain consistency and deliver a high-quality, cohesive environment.

THE RESULT

The project was a success, with one suite leased mid-construction by tenant ECI Solutions, before even going to market. The space supported a fast-moving team, with a design that could evolve as their needs did. PMG delivered on time, adapting seamlessly along the way. It was a pleasure to continue our partnership with Growthpoint on this transformation, demonstrating how existing spaces can be reimagined into market-ready offerings that move fast.
